Umsebe Developers have been appointed by Nkomazi Municipality to prepare a Spacial Framework Development Plan. They prepared a spacial framework plan in principle for Nkomazi and also for the respective towns, based on broad consultation process they followed. NECCTA (Nkomazi East Combined Commerce and Tourism Association) invited them to meet with the local business and tourism chamber. It was a very fruitful meeting and the brainstorming and input rendered by the business people provide evidence of the significance of this meeting. Marius Loock of Umsebe Developers took note of the different opinions in the meeting, foremost the difference in opinion that residential development could also be in the direction of the Lebombo mountain (the farm of De Kock and Van Staden), as opposed to residential development across the N4, from the existing airstrip combined clearance facilities. There was also a difference in opinion of business people attending the meeting as to whether the area in the immediate proximity of the railway line, from the railway line towards Orlando, is to remain industrial or should be residential or mixed zoning. What emanated from the meeting is that residential development is definitely possible alongside the Crocodile River, from the existing Komatipoort towards the Crocodile Bridge. Residential development might be possible also on the farms of Andre de Kock, and in the close proximity of the Lebombo Border Post.
The meeting concurred that the ideal situation is that industrial development would be grouped together, as to render a more quiet and tranquil environment away from that. There was slight difference in opinion as to whether the industrial development should be immediate adjacent to the N4 or in the close proximity of the existing railway station. The final outcome of the Komatipoort town spacial framework plan will be made known also to NECCTA, when finalized, and it will be published on the town portal Komatipoort.com. According to Engelbrecht, the convener, the attendance by a broad base of the local business and tourism community shows the necessity of thinking together about the future of Komatipoort, and the desire that development should commence. It is clear that the opinion of most of those attending the meeting was that a retail development or commercial development on the N4, would probably result in the dying of the existing CBD (Central Business Development).
NECCTA was pleased also with the presence of Nkomazi Municipality presented by Mr.. Dlamini Nkosi of the Planning Department. Mr. Nkosi explained a number of items under discussion, and made valuable remarks. NECCTA advised Umsebe Developers to again consult with the Maputo Development Corridor experts before finalizing its report.
It is sure that Komatipoort could be considered a tourism area as well, considering the gateway info center combined with at least 16 hospitality industries, alive and performing in Komatipoort.
